May 2026 NWMLS Real estate acivity (Homes and Condos) 15.06.2026

Yes, we are seeing a small increase of inventory, historically we see more inventory in the summner months so we will see if that trend continues this year. I have heard of a few multiple offer situations with homes selling for over their asking price but 98% of all homes are staying on the market over 90+ days - Great time to be a buyer!

Real Estate activity for April 2026 from our NWMLS! 11.05.2026

Yes, we are seeing a little more inventory on the market (about 3 months of inventory) but still not a "balanced" market. Condominums are remaining on the market longer in all 3 counties (King, Snohomish, and Pierce). Average market times for all residential properties is close to 90 days, with several longer and a few selling in less than a week.

We have seen an uptick on homes/condos coming on the market but the sales have not followed. The inventory still remains low at about 2 months of inventory in ALL 3 counties. We are also seeing longer times on the marekt and prices holding steady

New real estate Rules, Disclosures and Buying and Selling Forms coming our way in 2026! 19.02.2026

Real estate acitvity for Jan 2026 from our NWMLS! 08.02.2026

Surprise, surprise...we have seen a BIG increase of homes still on the market as we went up to 3.4 months of inventory where last month (Dec 2025) we were at only 2 months of inventory. Yes homes are staying on the market longer, we are seeing home mortage interest rates BELOW 6% 30 year fixed and we are still seeing some homes selling in less than a week.

New listings and sales dipped in December as we are again are seeing 2 months or less in inventory of homes and codominiums. With the possibilty of lower interest rates we could see a very busy and robust Spring market for both buyers and sellers

November 2025 NWMLS real estate For sale and Sold in King, Snohomish, and Pierce Counties of Washington. Merry Christmas and Happy Holidays! 09.12.2025

Interesting trend of home/condos going on the market as we saw a decline of almost 50% from the month of October 2025 in November ,in all counties. December appears to be trending the same way with fewer homes going on the market than November 2025. Hopefully the new year will being us a more stable real estate market with lower interest rates

Yes, interest rates have gone down with some rate being just under 6% 30 year fixed rate and with that we are seeing more buyers in the market and some homes selling in less than a week. Yes, we are alos seeing a msall uptcik of homes on the market but still right around 2 months of inventory.

We are headed into our Spring market and are seeing a little more inventory, but not really, as homes are selliing, especially if they are priced accordingly. Yes, interest rates are edging downward and if they continue to do so we will see more buyer activity and if we do get more buyer activity with our current inventory of homes we will start seeing multiple offers and rising home prices.

Hot off the Press! Real estate activity report from the NWMLS-December 2024 - for King, Snohomish, and Pierce Counties in Washington. 10.01.2025

As expected, lower inventory in the month of December and likely attributed to the earlier wind storm and the holiday season. The Spring market will provide us with better information on how the 2025 real estate market will trend for these three counties in Washington State.

Our inventory has dipped again and am seeing even less inventory in Decmember. If we get lower home loan interest rates in the 1st quarter of 2025 we will see increased buyer traffic as well as increased home prices.

Good news for buyers - inventory has increased this past month, yet good homes are still selling qucikly. We are seeing some price adjustmenst as well and those new prices are making those homes very attractive. Good time to be a buyer and YES still a good time to be a seller.

We are seeing a bump in inventory, not much, yet if interest rates continue to move downward the inventory is likely to decrease with increased buyer activity. We are seeing, in some markets, multiple offers and homes selling over their asking prices.
